Our quotes include all construction works, council fees, engineering, site preparation, landscaping allowance, and BASIX compliance. We itemise everything so you can see exactly what you are paying for.

A standard single-storey home takes 8–12 months from slab to handover. Double-storey homes take 10–14 months. Knockdown rebuilds add 4–8 weeks for demolition. We provide a detailed construction timeline at contract signing.
What is your building process?+
Our process runs in clear stages: Free consultation → Site assessment → Design coordination → Fixed-price quote → DA or CDC approval → Construction → Practical completion → Handover. You get a dedicated project manager and weekly progress updates throughout.
How long does council approval take?+
A Complying Development Certificate (CDC) is typically approved in 10–20 business days. A full Development Application (DA) takes 40–90+ days depending on the council and project complexity. We handle all submissions and council correspondence.
When do I need to pay?+
We follow progress payments linked to construction milestones — typically: deposit, slab, frame, lock-up, fix-out, and completion. Each claim matches verified work completed on site. No payments in advance of work done.
Approvals & Regulations
What is the difference between a DA and CDC?+
A DA (Development Application) goes through your local council and suits complex projects or heritage areas. A CDC (Complying Development Certificate) is faster and is assessed by a private certifier against state-wide codes. We advise which pathway suits your project.
Do you handle all council approvals?+
Yes. We manage the full approval process — site surveys, planning reports, BASIX certificates, engineering, and council or certifier submissions. You do not need to deal with council directly.
Can I build a granny flat on my property?+
Most residential lots over 450sqm in NSW can have a secondary dwelling up to 60sqm under complying development rules. Specific rules depend on your zoning, lot width, and flood/bushfire status. We assess your property and advise on feasibility.
What zoning do I need to build a duplex?+
In NSW, R3 Medium Density Residential zones are the most common for duplexes. Some councils also allow dual occupancy in R2 Low Density zones under specific lot size and frontage requirements. We check your property zoning as part of our free consultation.

Are you licensed and insured?+
Yes. Buildana holds NSW Builder Licence 487805C, is a member of the HIA and MBA NSW, and carries all required insurance including Home Building Compensation Fund coverage for residential projects.
Do you provide a warranty?+
All Buildana builds come with the statutory 6-year structural warranty and 2-year non-structural warranty under NSW Home Building Act. We also run a 12-month defect rectification period after handover.
Can I make changes during construction?+
Yes, through our variation process. Any change request is documented with a clear cost and timeline impact before proceeding. You approve or decline each variation in writing — no surprises.
