Choosing a Block for Your Custom Home in Western Sydney
If you are buying a block to build on (rather than rebuilding on land you own), the block you choose determines what you can build, what it costs, and how the home performs. Buildana (Lic. 487805C) helps clients evaluate blocks before purchase.
What Makes a Good Block
Orientation: North-facing rear yard is ideal — living areas face north for natural light and passive solar heating. East-facing blocks are second best (morning sun to living areas). West-facing blocks get harsh afternoon sun — manageable with design but not ideal.
Size: 450–700 sqm is the sweet spot in Western Sydney. Under 450 sqm restricts home size. Over 700 sqm is excellent but comes at a premium price.
Shape: Regular rectangular blocks are most efficient. Irregular shapes (pie-shaped, battle-axe) require more creative design and may have less usable area.
Slope: Flat to gentle is cheapest to build on. Steep blocks add $30,000–$80,000+ in retaining walls and modified foundations.
Soil: Class A/S (stable) soils are cheapest. Class H/E (reactive clay) soils add $10,000–$30,000 for engineered foundations.
Checks Before You Buy
1. Zoning and controls — confirm residential zoning, FSR, height limits, setbacks on the NSW Planning Portal 2. Flood mapping — check council flood maps. Flood-prone land restricts design and requires DA 3. Heritage — check if the block or neighbouring properties are heritage-listed 4. Easements — check Certificate of Title for sewer, drainage, or access easements 5. Contamination — check for SEPP contamination listings (former industrial/commercial sites) 6. Bushfire — check BAL rating on the NSW Rural Fire Service map 7. Services — confirm sewer, water, electricity, gas, and NBN are available at the boundary
