Knockdown Rebuild Sydney — Same Street, Brand New Home
Love the location, outgrown the house. No stamp duty on a new purchase. No moving suburb. Same community. Buildana manages demolition through to handover under one fixed-price contract.
Quick Answer
A knockdown rebuild in Sydney costs $500,000–$1,100,000+ including demolition and new construction. Entry single-storey from $500K, mid double-storey from $750K. Buildana manages demolition, asbestos, approvals and construction under one fixed-price contract across Sydney.
Keep Your Street. Rebuild Your Home.
A knockdown rebuild makes sense when you love where you live but the house has reached the end of its useful life. No stamp duty on a new property purchase. No agent commission. No moving your kids out of their school. Same street, same neighbours, brand new home built to current standards with a 6-year structural warranty.
Buildana manages the entire knock down rebuild process across Sydney — including Fairfield, Liverpool, Cumberland, Canterbury-Bankstown and Blacktown — from asbestos assessment and licensed demolition through to custom home design, CDC fast-track approvals (10–15 business days for eligible builds) or DA management, and fixed-price construction from slab to keys.
Many older Sydney homes were built well under their block's maximum development potential. A knockdown rebuild lets you build bigger, smarter, and to current NCC 2022 standards — often with a significantly larger floor area than the original house. And with the July 2024 Low and Mid Rise Housing Policy reform, your KDR could become a duplex on eligible R2 blocks.

Asbestos in Older Homes — What You Need to Know
Pre-1985 homes are common across Sydney — particularly in Western Sydney suburbs of Fairfield, Liverpool, Cumberland, Canterbury-Bankstown and Blacktown. Asbestos-containing materials (ACMs) are found in fibro sheeting, vinyl floor tiles, roof cladding, eaves linings, and pipe lagging. When these homes are demolished for a knockdown rebuild, asbestos management is mandatory under NSW WHS Regulation 2017.
Buildana's asbestos management process — all included in the fixed-price KDR quote:
Licensed Assessment
Licensed asbestos assessor inspects and quantifies all ACMs before any demolition work begins.
Licensed Removal
Licensed removal contractor strips all ACMs under controlled conditions with air monitoring throughout.
Clearance Certificate
Independent air monitoring confirms safe levels. Clearance certificate issued before general demolition continues.
Licensed Disposal
All asbestos waste transported to a licensed waste facility with full chain-of-custody documentation.
Asbestos removal typically adds $5,000–$35,000 to the demolition cost depending on quantity and type. All costs are confirmed before contract signing.
KDR into a Duplex — Maximise Your Block
The July 2024 Low and Mid Rise Housing Policy reform has made dual occupancy permissible in most R2 Low Density zones across NSW. This opens up thousands of blocks across Sydney that were previously limited to a single dwelling. If your block qualifies, a knock down rebuild dual occupancy delivers two dwellings on the land you already own — each independently titled under Torrens title.

Fairfield LGA
Fairfield LEP 2013High concentration of 1960s–80s fibro and brick veneer homes. Many blocks are 550–800m² with significant untapped FSR. Asbestos is common in pre-1985 fibro homes — Buildana manages all removal.
Suburbs: Cabramatta, Bonnyrigg, Smithfield, Canley Heights, Wetherill Park, Bossley Park, Edensor Park, Prairiewood
Liverpool LGA
Liverpool LEP 2008Established suburbs like Moorebank, Casula and Green Valley have aging housing stock ideal for KDR. Rising land values in the airport growth corridor make rebuilding more financially attractive than renovating.
Suburbs: Liverpool, Casula, Prestons, Moorebank, Hinchinbrook, Cecil Hills, Green Valley, Lurnea, Miller
Cumberland LGA
Cumberland LEP 2021Older large lots in Greystanes, Pemulwuy and Wentworthville suit KDR. Former industrial areas in Auburn and Granville may need contamination assessment. Buildana has extensive CDC and DA experience with Cumberland Council.
Suburbs: Merrylands, Guildford, Auburn, Granville, Wentworthville, Greystanes, Pemulwuy, Girraween
Canterbury-Bankstown LGA
Canterbury-Bankstown LEP 2023Established suburbs with single-storey homes on large blocks. TOD precincts near Bankstown Metro and Campsie are increasing land value — making KDR into quality homes or duplexes a strong investment.

Blacktown LGA
Blacktown LEP 2015Western suburbs (Seven Hills, Doonside, Rooty Hill) have 1970s–80s housing stock suited to KDR. Growth areas (Marsden Park, Schofields) are predominantly new builds, not KDR.
