Box Hill, North Kellyville, Kellyville Ridge and parts of Rouse Hill sit within the NSW North-West Growth Centre — master-planned land release executed through the 2010s+ on 300–650m² R1/R2 lots. Stock is overwhelmingly contemporary brick from project builders. KDR is largely redirected here to new-release rather than older stock. Granny flat siting on 350m² lots is constrained by setback envelopes and private open-space requirements under SEPP.
