The 580m² duplex minimum changes everything
Ryde DCP sets the duplex minimum at 580m² — twenty square metres below the typical 600m² standard most Sydney councils enforce. That looks small on paper. In practice it opens up entire streets in Marsfield, Denistone East, North Ryde and inland Ryde that would be on the wrong side of the threshold in a neighbouring LGA. We've run feasibility on lots that came in at 582m² or 595m² — every single one is duplex-viable in Ryde and would be disqualified across the river. That's why duplex feasibility here is among Sydney's strongest mid-tier markets.
Macquarie Park is its own gravitational centre
Macquarie Park strategic centre is Sydney's second-largest commercial precinct after the CBD — Macquarie University (45,000+ students), Macquarie University Hospital, Macquarie Centre and the corporate office park. Sydney Metro stations at Macquarie Park and North Ryde plug it directly into the city. The downstream effect is felt across North Ryde, Marsfield, East Ryde and parts of Eastwood: executive housing demand, university staff/student tenant pools, and granny flat yields $700–$900/week that wouldn't be sustainable elsewhere. Marsfield in particular is the LGA's strongest yield-driven duplex market for exactly this reason.
The river-fall peninsulas are extension-dominant
Putney village core HCA, Tennyson Point peninsular HCA pockets and Gladesville Victoria Road precinct cover the LGA's heritage spine on the Parramatta River. KDR is rare or precluded; duplex is largely ruled out; the dominant scope is heritage-grade restoration and sympathetic rear extension. River-fall sites add suspended slab engineering, sandstone rock excavation $15K–$40K, and Foreshore Building Line consent on direct waterfront. End values $4M–$8M+ on river-frontage make heritage-grade work commercially viable here even with the consent and engineering overhead.
Tree preservation is strict — AS4970 plans are normal
The City of Ryde retains substantial bushland — Lane Cove National Park frontage on East Ryde and the eastern edge of North Ryde, Field of Mars Reserve in Ryde, urban canopy across most older suburbs. Council enforces tree preservation strictly. AS4970 root-zone protection plans (the standard for tree protection on construction sites) are routine on KDR, extension and granny flat consents — not optional. Melrose Park is its own master-planned reality
The PAYCE Melrose Park brownfield redevelopment (25-hectare former industrial site) is reshaping the entire south-western edge of the LGA — high-rise apartments replacing the former industrial precinct under specific design controls. Industrial-legacy contamination management protocols apply across the remediated parcels. Individual KDR is precluded inside the master-planned precinct; renovation scope is restricted to internal alterations and apartment-scale within strata bylaws.
