North Ryde's 600 to 900m² blocks, its own Sydney Metro station and the Macquarie Park strategic centre next door make it a strong rebuild suburb. The post-war and 1960s-80s stock is well into rebuild territory, so a knockdown resets a dated home into a modern one.
On blocks this size against a 580m² duplex minimum, dual-occupancy feasibility is strong, so I run both numbers.
