Soil Classification and Why It Matters

Your soil classification determines your slab design — and your site costs. A geotechnical report (soil test) is mandatory before slab design can begin. Here's what each class means for your build in Western Sydney:

Class A — Stable, Non-Reactive

Minimal site costs. Standard slab design. Uncommon in Western Sydney — most of the Cumberland Plain is reactive clay.

Class S — Slightly Reactive Clay

Standard waffle pod slab generally sufficient. Some areas of Western Sydney fall into this category.

Class M — Moderately Reactive

Very common across the Cumberland Plain (Fairfield, Liverpool, Blacktown, Cumberland). Requires M-class slab design. Additional cost: $10,000–$25,000 compared to Class A.

Sloping Blocks

Slope affects both site cost and design opportunity. Cut-and-fill earthworks, engineered retaining walls, and drainage management add cost — but slope can also create opportunities for under-house garaging, split-level designs, and elevated living areas with views.

Registered surveyor pegs the building footprint and levels. Service locations (Dial Before You Dig) confirmed. This is the blueprint for all earthworks.

Existing structures demolished, asbestos removed (if present), tree removal (with council approval), and site cleared to bare ground. All waste disposed of legally.

Cut and fill operations to create a level building platform. Rock breaking, spoil removal or retention, and engineered fill placement where required.

Retaining walls constructed where level changes require them. Stormwater drainage installed including OSD (on-site detention) where council requires it.

All fill compacted to engineering specifications. Compaction testing completed and certified. Site ready for footing and slab construction.
