North Ryde's streets are lined with solid brick houses built between the late 60s and the mid 80s. Big blocks, good layouts, dated fronts. A facade upgrade (render, new windows, a fresh roof, a proper entry) can make one look years younger. But I never cover up brickwork until I know why it's cracking.

What causes cracks above windows in North Ryde brick homes?
Usually rusting steel lintels. As they corrode they expand, lifting the brickwork and leaving stepped cracks above openings. Replace the lintels before rendering or bagging, or the cracks come back through the new finish. Rendering outside heritage areas can be exempt, but a new portico or roof form needs a CDC or a City of Ryde DA of about 11 to 15 weeks.

Rusting lintels and stepped cracks
Look above the windows. If there's a stepped crack running up from a corner of the frame, or the brick course over the window has lifted slightly, you're probably seeing lintel corrosion.
Houses of this era used galvanised or painted steel angles to carry the brick over windows and doors. Over forty or fifty years, water gets in, the steel rusts, and rust expands. It pushes the brickwork up and cracks it. Render over it and the crack comes straight back, usually within a year or two.
The proper fix is to remove the brick above the opening, replace the lintel with a correctly sized, corrosion-protected one, add flashing and weep holes, and relay the brick. Then you can render, if you still want to.

Render hides a lintel crack for about a year. Then it's back, and it's your problem again.
Render, bagging or leave the brick?
Once the brickwork is sound, the finish is a design choice. Acrylic render systems give a smooth modern look and flex a little with movement. Cement render is harder and more traditional. Bagging keeps the brick texture showing through. Or clean and repoint the face brick and let it be.
Whichever you pick, the control joints in the brick walls must carry through the new finish. Skip that and the render cracks along a neat line exactly where the joint sits underneath. On reactive Wianamatta Shale, that movement is real.
Windows usually get replaced at the same time. Aluminium frames in black or charcoal, often double glazed, change the look of a 1970s house more than any other single item.
