Let me be straight: there is essentially no detached custom home market in Norwest. This is an apartment-led precinct of R3 and R4 towers built from the 2010s onward around the Norwest Metro station and the business park, so there is no detached housing stock to build on, and a genuinely new detached home is not really on the table here.

If you own an apartment in Norwest and land elsewhere, a house or a block in Baulkham Hills, Castle Hill, Kellyville or the wider Hills, the custom home conversation applies there, and those suburbs sit right next door with the blocks a new build needs.
