How to Write a Custom Home Design Brief
A design brief communicates your vision to the builder/architect. A well-written brief saves time, avoids misunderstandings, and produces a better design. Buildana (Lic. 487805C) helps every client develop their brief during the consultation phase.
Essential Elements
1. Family composition: Who lives here now? Who might live here in 5–10 years? (Aging parents, adult children returning, growing family) 2. Room requirements: Number of bedrooms, bathrooms, living areas, study/office, media room, butler's pantry 3. Lifestyle priorities: Entertaining (large alfresco, open kitchen), privacy (bedroom wing separated from living), multigenerational (separate living quarters) 4. Non-negotiables: Things you absolutely must have (double garage, north-facing living, walk-in pantry, ensuite to master) 5. Nice-to-haves: Things you want if budget allows (pool, home theatre, wine cellar, rooftop terrace) 6. Budget: Your total project budget including construction, external works, and fees
Questions to Consider
• How do you use your current home? What works and what does not? • How do you entertain? Large gatherings or intimate dinners? • Where do you work? Do you need a home office? • How important is outdoor living? Alfresco, garden, pool? • What is your parking situation? Two cars? Boat? Caravan? • Do you have accessibility needs? Now or anticipated? • What homes have you seen that you love? (Photos, links, Instagram saves) • How long do you plan to live in this home? 10 years? Forever?
Buildana's initial consultation walks through these questions systematically. Contact us to start the conversation.
