What Should Be Included in a Custom Home Build?
Custom home inclusions vary widely between builders. Buildana (Lic. 487805C) itemises every inclusion in the contract. Here is what you should expect — and what to watch for in quotes.
Standard Inclusions — Medium Spec
Structure: engineered slab or pier foundation, timber or steel frame, brick veneer or full brick walls, concrete tile or Colorbond roof, aluminium windows and sliding doors, insulation to NCC 2025 standards.
Kitchen: 2-pac or polyurethane doors, laminate or stone benchtop, stainless steel appliances (oven, cooktop, rangehood, dishwasher), tiled splashback, soft-close drawers.
Bathrooms: floor-to-ceiling tiles (wet areas), ceramic tiles, chrome tapware, frameless shower screen, vanity with stone or laminate top, toilet suite.
Flooring: tiles to living areas and wet rooms, carpet to bedrooms, timber/hybrid optional.
Electrical: LED downlights throughout, power points (building code minimum), TV and data points per room, smoke detectors (hardwired and interconnected per NCC).
Plumbing: hot water system (gas or heat pump), kitchen and bathroom tapware, laundry tub and tap.
Watch Items — What Builders Exclude
These items are commonly excluded from project home quotes but included in Buildana custom home contracts:
• Site costs (soil classification, rock, slope) — Buildana includes based on geotech report • Driveway — often a PC (prime cost) sum in project home quotes • Landscaping — often excluded entirely • Air conditioning — usually excluded ($8,000–$25,000) • Fencing — often excluded or PC sum • Letterbox — sometimes excluded • Clothesline — sometimes excluded • Window treatments (blinds/curtains) — usually excluded • Floor coverings to garage — sometimes bare concrete
