Planning and Budget Checklist
Get these foundations right before engaging a builder:
☐ Define your renovation scope: Which rooms? Cosmetic only or structural changes? Will you extend as well? ☐ Set a realistic budget: Kitchen $35K–$80K, bathroom $25K–$55K, whole-home $150K–$500K+. Add 10% contingency for older homes ☐ Determine financing: Savings, home equity, construction loan? Pre-approval before signing contracts ☐ Research builder options: Licensed (check NSW Fair Trading), insured, experienced in your renovation type ☐ Get 2–3 detailed quotes: Compare scope, inclusions, and exclusions — not just price ☐ Check references: Ask for 3 recent renovation references and visit completed projects if possible ☐ Review contracts carefully: Fixed-price preferred. Understand variation clauses, payment schedule, and dispute resolution ☐ Timeline expectations: Discuss realistic timeline including approvals, construction, and contingency ☐ Temporary accommodation plan: Will you stay in the home or move out? Budget accordingly ☐ Storage for contents: Kitchen and bathroom renovations require clearing those rooms completely
Approvals and Compliance Checklist
Determine what approvals your renovation requires:
☐ Approval pathway assessment: Exempt, CDC, or DA — based on your renovation scope ☐ Heritage check: Is your property heritage-listed or in a Heritage Conservation Area? Requires DA ☐ Flood/bushfire check: Mapped areas may trigger additional requirements ☐ BASIX certificate: Required for renovations that add habitable floor area or alter the building envelope ☐ Structural engineering: Required for load-bearing wall removal, second storey additions, or foundation work ☐ CDC lodgement: If applicable — 10–15 business days for determination ☐ DA lodgement: If applicable — allow 40–90+ business days ☐ Construction Certificate: Required before construction can commence ☐ Asbestos inspection: Mandatory for pre-1990 homes before any demolition or strip-out work ☐ Section 68 application: Required for sewer and stormwater modifications (Sydney Water) ☐ Notify neighbours: Not mandatory for CDC but good practice. Required for DA in most cases

Finalise all design decisions before construction starts — changes during construction cause delays and cost increases:
Kitchen Selections: ☐ Layout: L-shape, U-shape, galley, island — optimised for your space ☐ Cabinetry: Colour, profile, handle style, internal fittings ☐ Benchtop: Material, colour, edge profile ☐ Splashback: Tile, glass, stone, or panel ☐ Appliances: Oven, cooktop, rangehood, dishwasher — sizes confirmed with cabinetry design ☐ Sink and tapware: Undermount, top-mount, mixer style ☐ Lighting: Task lighting, pendants, downlights

Construction and Handover Checklist
During construction, track these milestones:
☐ Pre-start meeting: Walk the site with your builder, confirm scope and access arrangements ☐ Strip-out and demolition: Existing fixtures, linings, and finishes removed ☐ Structural work: Load-bearing modifications, new openings, steel beams ☐ Rough-in inspection: Electrical and plumbing rough-in checked before closing walls ☐ Waterproofing: Wet area membrane applied and tested (72-hour cure required) ☐ Wall linings: Plasterboard installed, set, and sanded ☐ Tiling: Wet area tiling completed before fixture installation ☐ Cabinetry installation: Kitchen and/or vanity installed ☐ Benchtop: Templated after cabinetry, fabricated and installed ☐ Painting: Internal painting completed before final fixtures ☐ Flooring: Installed after painting to avoid paint damage ☐ Final fix: Tapware, accessories, light fittings, power points installed ☐ Appliance installation: Connected and tested ☐ Final clean: Professional clean of all renovated areas ☐ Defect walkthrough: Walk every renovated space with your builder — document any defects ☐ Handover: Warranty documents, care instructions for finishes, maintenance guide
