Second Storey Addition Sydney — Double Your Living Space Without Moving
When your block can't go wider and your family needs more room, going up is the smartest investment. Add a full upper floor without sacrificing your backyard.
Quick Answer
Second storey addition costs in Sydney range from $280,000 for a 2-bedroom addition to $700,000+ for a full upper floor. Buildana handles structural assessment, design, DA management, and construction with fixed-price contracts across Sydney — including Fairfield, Liverpool, Cumberland, Canterbury-Bankstown, and Blacktown LGAs.
Double Your Living Space Without Moving
Second storey additions are the most space-efficient residential project available. You double your floor area without touching your backyard, garden, or outdoor entertaining. For Sydney families on 400–600sqm blocks where ground-floor extensions would consume valuable outdoor space, going up delivers 80–150sqm of new living area on the same footprint.
Buildana specialises in second storey additions across Sydney — including Fairfield, Liverpool, Cumberland, Canterbury-Bankstown, and Blacktown LGAs. As licensed builders (NSW Contractor Licence 487805C), we handle the full scope — structural assessment, architectural design, DA lodgement, roof removal, construction, and internal fit-out — with a fixed-price contract. Second storey additions are structurally complex. They require proper engineering assessment, careful load-path design, and experienced trades who know how to remove a roof, build over existing walls, and weatherproof the ground floor throughout construction.
Not every home is suitable. We assess honestly upfront. If a second storey isn't viable or cost-effective for your property, we'll tell you — and recommend an alternative like a ground-floor extension or knockdown rebuild.
- Full upper-level additions — 2–4 bedrooms, bathrooms, living areas
- Partial second storey — master suite, retreat, or home office
- Structural assessment of existing foundations and walls
- Roof removal and reconstruction
- Internal staircase design and installation
- External facade modernisation
- DA management (second storey almost always requires DA)
- Fixed-price contracts — no provisional sums

Is Your Home Suitable for a Second Storey?
Not every home can support a second storey. Our structural engineer assesses five key factors before we quote:
Foundation Capacity
Can the existing slab or strip footings support the additional load? Homes with strip footings may need underpinning. Slab-on-ground homes generally have more capacity.
Wall Load-Bearing Capacity
Are the existing walls load-bearing or non-structural? Double-brick and brick-veneer walls can usually support upper-floor loads. Internal stud walls may need steel reinforcement.
Roof Structure
The existing roof is removed entirely. Truss roofs versus rafter roofs affect demolition staging and cost. We assess the roof type and plan the removal sequence.
Services Routing
Electrical, plumbing, and gas services need to be extended to the upper level. We map existing service locations and plan vertical routing to minimise disruption.
Council Compliance
Height limits, setbacks, and shadow requirements vary by LGA. Some properties in heritage or character areas have additional restrictions. We check all constraints before design.

Can You Live in Your Home During a Second Storey Addition?
✓ Liveable Stages (Most of the Build)
Foundation and structural reinforcement, ground-floor preparation, upper-level framing and cladding (once roof is reinstated), and internal fit-out. Your ground floor remains functional during these stages with some noise and dust disruption.
⚠ Temporary Relocation (1–2 Weeks)
During roof removal and initial weatherproofing, the home is exposed to weather. This stage typically lasts 1–2 weeks. Buildana coordinates timing to minimise displacement and can recommend temporary accommodation options.
Second Storey Additions Across Sydney
Single-storey bungalows and brick homes across Sydney are prime candidates for second storey additions — generous footprints, solid foundations, and strong demand from growing families.
Fairfield LGA
Post-war single-storey brick and fibro homes on generous lots. Strong demand from multi-generational families. Many homes have solid strip footings suitable for upper levels. Suburbs: Cabramatta, Bonnyrigg, Smithfield, Fairfield Heights.
Liverpool LGA
1980s–2000s single-storey brick veneer on 450–600sqm lots. Slab-on-ground construction needs engineering assessment. Suburbs: Moorebank, Casula, Prestons, Cecil Hills, Green Valley.
Cumberland LGA
Inter-war fibro cottages and 1960s brick bungalows. Some heritage overlays apply — DA required. Strip footings may need underpinning. Suburbs: Merrylands, Granville, Auburn, Guildford.
Canterbury-Bankstown
1960s–1980s brick homes on medium blocks. Good structural stock for second storeys. Height limits and privacy screening requirements vary by DCP. Suburbs: Bankstown, Padstow, Revesby, Punchbowl.
Blacktown LGA
Mix of older bungalows in established suburbs (Seven Hills, Doonside) and newer project homes. Established areas have generous footprints ideal for second storey additions. Suburbs: Seven Hills, Marsden Park, Schofields.

How It Works
From First Call to Final Key
Our structural engineer assesses existing foundations, load-bearing walls, slab capacity, and connection points. We confirm whether the property can support a second storey and identify any underpinning or strengthening required — with costs included upfront.
⏱Upper-level plans are designed to complement the existing home or modernise the facade entirely. Plans include bedroom configurations, bathroom layouts, staircase location, balcony or terrace options, and natural light optimisation.
⏱Second storey additions almost always require a Development Application because they change the building height, setbacks, and create privacy and shadow impacts. We prepare the full DA package — shadow diagrams, privacy screening, height compliance, BASIX — and manage council liaison.
⏱Once DA is approved, we obtain the Construction Certificate and begin procurement. Materials are ordered, trades scheduled, and temporary weatherproofing is prepared for the roof removal stage.
⏱The existing roof is carefully removed and the new upper level is framed, clad, and fitted out. The ground floor is protected with weatherproofing and dust containment throughout. Construction typically takes 5–8 months.
⏱Upper-level internal works — plasterboard, painting, flooring, cabinetry, bathrooms, electrical, plumbing — are completed. The staircase is installed and finished. Ground-floor reinstatement and integration works are completed.
⏱Final inspection, Occupation Certificate, defect rectification, and handover with full warranty documentation. Your single-storey home is now a fully integrated double-storey residence.
⏱Quality Promise
Second-storey additions are the most structurally complex residential project we build. They demand expert engineering, precise construction staging, and meticulous weatherproofing — capabilities Buildana has developed across hundreds of Sydney projects.
