How It Works

From First Call to Final Key

Our structural engineer assesses existing foundations, load-bearing walls, slab capacity, and connection points. We confirm whether the property can support a second storey and identify any underpinning or strengthening required — with costs included upfront.

Upper-level plans are designed to complement the existing home or modernise the facade entirely. Plans include bedroom configurations, bathroom layouts, staircase location, balcony or terrace options, and natural light optimisation.

Second storey additions almost always require a Development Application because they change the building height, setbacks, and create privacy and shadow impacts. We prepare the full DA package — shadow diagrams, privacy screening, height compliance, BASIX — and manage council liaison.

Once DA is approved, we obtain the Construction Certificate and begin procurement. Materials are ordered, trades scheduled, and temporary weatherproofing is prepared for the roof removal stage.

The existing roof is carefully removed and the new upper level is framed, clad, and fitted out. The ground floor is protected with weatherproofing and dust containment throughout. Construction typically takes 5–8 months.

Upper-level internal works — plasterboard, painting, flooring, cabinetry, bathrooms, electrical, plumbing — are completed. The staircase is installed and finished. Ground-floor reinstatement and integration works are completed.

Final inspection, Occupation Certificate, defect rectification, and handover with full warranty documentation. Your single-storey home is now a fully integrated double-storey residence.
