What Is a Dual-Key Home?

A dual-key home — also called a dual-living home, attached secondary dwelling, or multi-generational home — is a single property containing two separate, self-contained dwellings that share a common wall but have independent entries, kitchens, bathrooms, and living areas. Unlike a granny flat (which is a separate detached structure) or a duplex (which is subdivided into two titles), a dual-key home remains on one title as a single dwelling with an attached secondary component.

The concept originated as a solution for multigenerational families — parents living independently alongside adult children, or grandparents with their own space within the family home. But dual-key homes have become increasingly popular as investment vehicles because they generate two rental incomes from a single property, increasing yield without the cost and complexity of subdivision.

In Western Sydney, dual-key homes are particularly attractive because:

• **Strong rental demand**: Western Sydney has some of Sydney's tightest rental markets, with vacancy rates below 1% in most LGAs throughout 2025–2026 • **Affordable land**: You can purchase a single lot (no need for the larger lots required for duplexes) and generate dual income • **Lower entry cost than duplex**: One slab, one roof, shared structural elements = 15–25% less than building a detached duplex • **Council classification**: In most LGAs, a dual-key home is classified as a 'dwelling house with secondary dwelling' — which can be approved via CDC on R2 zoned land • **No subdivision required**: You avoid subdivision costs ($30,000–$60,000) and Strata/CT complications

Dual-Key Floor Plan Configurations

There are three main dual-key configurations, each suited to different lot sizes and orientations:

**1. Side-by-side configuration:** The primary dwelling and secondary dwelling sit next to each other, each with its own front entry. The shared wall runs from front to back. This works best on wider lots (14m+ frontage).

Typical layout: • Primary: 3-bed, 2-bath, single garage, 120–160sqm • Secondary: 1-bed or 2-bed, 1-bath, single garage or carport, 50–80sqm • Total: 170–240sqm on one level, or up to 300sqm over two storeys

**2. Front-and-back configuration:** The primary dwelling faces the street, and the secondary dwelling is at the rear with a separate side entry. Works on standard-width lots (12m+).

Typical layout: • Primary: 3–4-bed, 2-bath, double garage, 150–200sqm (front) • Secondary: 1-bed, 1-bath, 40–60sqm (rear, potentially above garage) • Total: 190–260sqm

**3. Upstairs-downstairs configuration:** The primary dwelling occupies the ground floor (or spans both levels), and the secondary dwelling occupies part of the upper floor with a separate external entry (usually via an external staircase). Works on any lot width.

Typical layout: • Primary: 3–4-bed, 2-bath across ground and first floor, internal garage • Secondary: 1–2-bed, 1-bath on upper floor with kitchenette and living, accessed via external staircase • Total: 250–350sqm

Council Rules and Approval Pathways

Dual-key homes are regulated differently depending on how your council classifies the development:

**As 'dwelling house with secondary dwelling' (most favourable):** • Permitted in R2 Low Density Residential zones across all five Western Sydney LGAs • Secondary dwelling must not exceed 60sqm internal floor area (State Environmental Planning Policy — Exempt and Complying Development Codes 2008) • Can be approved via CDC if all size, height, and setback requirements are met • No separate parking required for the secondary dwelling (one parking space per bedroom is standard for the primary dwelling) • No subdivision required or possible — both dwell on one title

**As 'dual occupancy (attached)' (more restrictive):** • If the secondary component exceeds 60sqm, most councils classify the development as a dual occupancy • Dual occupancy has minimum lot size requirements: typically 450–600sqm depending on LGA and zoning • May require DA rather than CDC • Subdivision may be required or available — consult your builder

**Council-specific notes for dual-key homes:**

• **Fairfield**: secondary dwellings up to 60sqm readily approved via CDC; larger configurations assessed as dual occupancy requiring 450sqm minimum lot • **Liverpool**: similar to Fairfield; caution in flood-affected areas where habitable floor levels must be above the flood planning level for both dwellings • **Cumberland**: additional design quality requirements for dual-key homes to ensure both dwellings have adequate private open space • **Canterbury-Bankstown**: specific DCP controls on secondary dwelling design to maintain streetscape character • **Blacktown**: some newer estates have covenant restrictions that prohibit secondary dwellings or dual-key configurations — always check covenants before purchasing
