Two-pack timber-grain finishes have moved harder — closer to +8% — because the underlying door blanks come from a thinner pool of suppliers.

Stone benchtops (+4–6%). Following the engineered stone ban transition, fabricators have re-tooled around porcelain slabs (Neolith, Dekton, SapienStone) and natural stone. Expect $1,400–$2,000/sqm installed for 20mm porcelain on a standard L-shape with waterfall end. Natural quartzite is $1,800–$2,800/sqm. The cheap engineered-stone budget number people remember from 2023 is no longer available legally, so any renovation feasibility built before late 2024 needs a benchtop line rebuild.
