Wait — why is the individual house rate higher? Because individual houses include higher-spec construction, more detailed architectural design, and custom elements that project houses do not. A project house at $1,745/sqm and an individual/custom house at $2,455/sqm are not the same product.

When comparing quotes, always compare like for like. A project home builder quoting $1,800/sqm with basic inclusions is not comparable to a custom builder quoting $2,500/sqm with medium-spec inclusions. The fit-out difference alone — kitchen, bathrooms, flooring, tapware — can exceed $50,000.
