Knockdown Rebuild vs Buying a New Home — The Real Comparison

Should you demolish and rebuild on your existing block — or sell up and buy an established or new home elsewhere? This is a financial and lifestyle decision that depends on your suburb, your block, your family situation, and the current property market. Buildana (Lic. 487805C) builds knockdown rebuilds across Western Sydney. Here is the honest comparison we share with every client considering this decision.

The Financial Comparison

Scenario: You own a 600 sqm block in Fairfield LGA with a 3-bedroom 1970s brick home. Current market value: $950,000 (land $800,000 + house $150,000).

Option A — KDR: Build a new 250 sqm 4-bedroom home, medium brick veneer. • Build cost (all-in): $650,000–$740,000 • Total investment: $650,000–$740,000 (you already own the land) • Stamp duty: $0 • Agent commission: $0 • End value: $1,350,000–$1,500,000 (new home on established block) • Equity created: $610,000–$760,000

Option B — Sell and buy: Sell your current home and purchase a similar-quality 4-bedroom home in the same area. • Sale: $950,000 minus agent commission ($20,000–$25,000) minus marketing ($5,000) = $920,000–$925,000 net • Purchase: $1,200,000–$1,400,000 for a newer 4-bedroom home in Fairfield LGA • Stamp duty on purchase: $48,000–$58,000 • Moving costs: $3,000–$5,000 • Total out-of-pocket beyond sale proceeds: $330,000–$538,000 • End value: $1,200,000–$1,400,000 • Equity created: $0 (you bought at market value)

The KDR creates $610,000–$760,000 in equity. Buying creates zero equity — you pay market price for what you get.

Stamp Duty — The Hidden Tax Saving

Stamp duty is one of the biggest single costs in any property purchase in NSW. On a $1,200,000 purchase, stamp duty is approximately $52,000. On a $1,400,000 purchase, approximately $60,000.

A knockdown rebuild has zero stamp duty — you already own the land. This saving alone covers 8–10 per cent of a typical KDR build cost.

For context, $52,000–$60,000 is enough to upgrade from medium to high spec on an entire kitchen and two bathrooms. Or it covers your full 12 months of rental accommodation during construction. Stamp duty is dead money — it adds nothing to the value of your property.

Location — The Factor Money Cannot Buy

A knockdown rebuild keeps you in the same location. Same street. Same neighbours. Same school catchment. Same commute. Same local shops, parks, and community.

For families in Western Sydney, this matters enormously. Your children are in local schools. Your parents live nearby. Your place of worship is five minutes away. Your after-school care, your GP, your local networks — all built over years.

Selling and buying means leaving all of that behind. Even if you buy in the same suburb, you are in a different street with different neighbours. If you move to a different suburb to find a better house within budget, you are starting over.

In our experience, location is the number one reason families in Fairfield, Liverpool, Cumberland and Canterbury-Bankstown choose KDR over buying. They have intergenerational roots in their suburb. Leaving is not something they want to do. Rebuilding lets them stay and upgrade.

When Buying Makes More Sense

Buying elsewhere is the better choice when:

1. You need to change suburb or commute. A new job, a different school, or lifestyle change means a new location is the priority.

2. Your land value does not justify the build cost. If your block is worth $400,000 and a new build costs $650,000, your total investment is $1,050,000. If comparable new homes sell for $900,000, buying is cheaper.

3. You need to move quickly. Buying an established home takes 4–8 weeks (contracts and settlement). A KDR takes 10–14 months. If time is critical, buying wins.

4. Your block has problems. Flood-prone land, severe contamination, extreme slope, or restrictive covenants can make building difficult or expensive. Sometimes it is better to sell the block and buy elsewhere.
