Material Selection — What Buildana Specifies in High-End Homes
High-end design trends in 2026 come back to materials. Not what is fashionable — what looks good, lasts, and handles the Western Sydney climate.
Exterior materials performing well: • Face brick (PGH or Austral range) combined with rendered panels: The most durable and lowest-maintenance exterior finish. Cost: $120–$200/sqm for face brick. • Scyon Axon or Stria cladding with Colorbond accents: A modern look at a lower price point than full brick. Cost: $80–$130/sqm installed. • Timber battens (Accoya or treated hardwood): Used sparingly as vertical screening on entries and carports. Accoya lasts 50+ years above ground. Cost: $200–$350/sqm.
Interior materials we are specifying now: • Engineered timber flooring: European oak or blackbutt. 180mm wide boards minimum for a luxury look. Cost: $120–$200/sqm supply, $40–$60/sqm installation. • Stone benchtops: Caesarstone or natural marble. 20mm thick with a waterfall edge on the island. Cost: $800–$1,500 per lineal metre installed. • Porcelain slabs for bathrooms: 1200mm × 2400mm panels — virtually no grout lines on walls. Cost: $150–$300/sqm supply, $100–$150/sqm installation.
Buildana includes a detailed specification schedule in every contract. Every material is nominated by brand and model — no allowances.
Layout and Space Planning for Luxury Living
The biggest change in high-end design trends is the move away from unused formal rooms. Luxury clients in Western Sydney are requesting:
• One large, well-designed living area instead of separate formal and informal zones. A 6m × 8m open-plan living-kitchen-dining (48sqm) with 3.0m ceilings feels more impressive than two cramped 20sqm rooms. • Butler's pantry: Now standard in any home over $800,000. Minimum size: 2m × 1.8m. Preferred: 2.5m × 2.5m. • Ground-floor master suite: Increasingly popular for downsizers and clients planning to age in place. Walk-in robe (3m × 2m minimum), ensuite with freestanding bath, and direct garden access. • Dedicated home office: Not a desk in the corner — a proper room with a door, data points, and acoustic separation. 10–12sqm. • Separate kids' zone: Bedrooms and rumpus on a separate floor from the adult retreat, each with its own bathroom.
The principle: fewer rooms, better rooms. Every room should be used daily — not once a year when family visits.
Smart Tech Integration Done Properly
Smart technology in luxury homes is moving from gimmick to standard. The key is planning it during construction, not after:
• Lighting: Scene-based control (Clipsal C-Bus, Dynalite, or Philips Hue for budget-conscious). 'Arrive home', 'dinner', 'movie', 'goodnight' presets that adjust every light in the house. Pre-wiring cost: $2,000–$4,000. Control system: $3,000–$15,000. • Climate: Ducted reverse-cycle with zone control. Each room on its own thermostat. Buildana specifies Daikin or Mitsubishi — proven reliability in Western Sydney's extreme summers. System cost: $15,000–$25,000. • Security: 4K PoE cameras at entry, driveway, rear, and sides. Wired to NVR with local storage — no cloud subscription. $2,500–$5,000 for hardware. • Audio: Ceiling speakers in living, kitchen, alfresco, and master bedroom. Pre-wired during frame stage. Speaker points: $200–$400 each. • Blinds: Motorised on all north and west-facing windows. Automated to close at peak heat. Per-window cost: $1,000–$2,500.
Total smart home budget for a typical luxury build: $10,000–$30,000 on top of standard electrical.
Outdoor Living and Colour Palettes That Work
Colour choices in high-end design trends are settling on muted, natural palettes:
• Exterior: Dark base (Colorbond Monument, Basalt, or Woodland Grey) with light render (Dulux Natural White or White Duck). This combination photographs well, ages well, and satisfies council design quality requirements. • Interior: Warm neutrals throughout (Dulux Lexicon Half, White Duck, Natural White). Feature walls in deeper tones (Dulux Domino, Colorbond Ironstone) behind the TV or in the master bedroom. • Bathrooms: Matte black or brushed nickel tapware and accessories. Chrome is fading. Brass/gold is overdone. Matte black with warm timber tones is the safe, lasting choice.
Outdoor living in Western Sydney: • Covered alfresco is non-negotiable in premium homes. Minimum 25sqm with insulated roof, ceiling fan, and lighting. • Outdoor kitchen: Built-in BBQ, stone benchtop, underbench fridge, and sink. $15,000–$40,000. • Fire pit or gas fireplace: $3,000–$8,000. Used 4–5 months of the year. • Pool: Plunge pool (4m × 2.5m) or full-size (8m × 4m). $45,000–$120,000 depending on size and finish.
