Why Your Facade Choice Matters
The facade is the most visible element of your home — it's what you see every day when you arrive, it's what your neighbours see, and it's what potential buyers assess first if you ever sell. Beyond aesthetics, your facade material affects thermal performance, maintenance requirements, durability, construction cost, and even insurance premiums (some materials perform better in bushfire zones).
In Western Sydney, three facade systems dominate new residential construction: rendered masonry (cement or acrylic render over concrete block or brick), face brick (exposed clay or concrete bricks), and modern cladding systems (fibre cement, metal, timber-look, or composite panels). Each has strengths and weaknesses, and the best choice depends on your design style, budget, orientation, and long-term maintenance tolerance.
This guide provides an honest comparison based on Buildana's experience building hundreds of facades across Fairfield, Liverpool, Cumberland, Canterbury-Bankstown, and Blacktown LGAs.
Rendered Masonry: The Western Sydney Standard
Rendered masonry is by far the most popular facade system in Western Sydney — used on approximately 70% of new custom homes and duplexes in the region.
**How it works:** Standard concrete block (190mm) or double-brick walls are laid, then coated with either cement render (sand-cement mix applied in three coats) or acrylic render (polymer-modified render applied in two coats over a mesh-reinforced base coat). The render is then painted with quality exterior paint.
**Cost:** • Cement render (three-coat): $55–$80/sqm (applied and finished, excluding paint) • Acrylic render system (applied): $65–$95/sqm • Exterior paint (two coats quality acrylic): $15–$25/sqm • Total rendered facade cost: $70–$120/sqm • Typical two-storey home (200sqm facade area): $14,000–$24,000
**Advantages:** • Clean, modern aesthetic that suits contemporary and traditional designs • Unlimited colour options (any paint colour) • High thermal mass retains heat in winter and stays cool in summer when combined with insulation • Superior acoustic performance (heavy walls reduce external noise) • Compliant with all BAL ratings up to BAL–FZ • Can be textured for visual interest (fine, medium, or coarse sand finish; trowel patterns)
**Disadvantages:** • Render can crack, particularly on reactive clay soils if the slab moves — hairline cracks are cosmetic but larger cracks need repair ($500–$2,000) • Requires repainting every 7–15 years ($3,000–$8,000 for a two-storey home) • Staining from mould, algae, and dirt in shaded areas — pressure wash every 2–3 years • Initial construction is slower than lightweight cladding systems
**Best for:** Families wanting a solid, heavy-built home with excellent acoustic and thermal performance. Ideal for most Western Sydney sites.
Face Brick: Traditional Durability
Face brick — exposed clay bricks that serve as both the structural wall and the finished exterior — has been a staple of Sydney residential construction for over a century. While less dominant in new construction than a decade ago, face brick remains popular for specific applications.
**How it works:** Clay bricks (typically 230mm × 110mm × 76mm) are laid in a stretcher bond pattern with 10mm mortar joints. The exterior face of the brick is the finished surface — no render or cladding is applied. Bricks can be standard clay (earth tones), glazed (smooth, coloured surface), or tumbled/rustic (textured, aged appearance).
**Cost:** • Standard clay bricks (PGH, Austral): $40–$70/sqm for bricks alone • Premium bricks (handmade, specialty colours): $70–$120/sqm • Bricklaying labour: $50–$80/sqm • Total face brick facade: $90–$200/sqm • Typical two-storey home: $18,000–$40,000
**Advantages:** • Zero maintenance for the life of the building — no painting, rendering, or recoating ever required • Extremely durable — well-built brickwork lasts 100+ years • Excellent thermal mass performance • Timeless aesthetic that ages gracefully • Moisture-resistant — brickwork manages water penetration through weep holes and cavity drainage • Fire-resistant and compliant with BAL requirements
**Disadvantages:** • Limited colour palette once laid — you can't repaint brickwork easily • Can look dated if a specific brick colour falls out of fashion • Mortar joints can deteriorate over 30–50 years (repointing is expensive: $80–$150/sqm) • Heavier walls require deeper footings (marginal cost increase) • Some contemporary designs look better with the clean lines of render
**Best for:** Homeowners who want zero exterior maintenance, value long-term durability, and prefer classic or contemporary brick aesthetics. Particularly popular for ground-floor feature elements combined with render above.
Modern Cladding Systems
Cladding systems cover a broad category of lightweight facade materials applied over a timber or steel frame with appropriate building wrap and insulation behind.
**Fibre cement (James Hardie):** • Weatherboard, panel, or sheet profiles • Cost: $80–$140/sqm (installed, including framing, wrap, insulation, fixing, and paint) • Lightweight, easy to install, paintable, 25+ year warranty • BAL-compliant up to BAL–29 (specific products only) • Most common modern cladding in Sydney
**Metal cladding (Colorbond, aluminium composite):** • Standing seam, flat panel, or corrugated profiles • Cost: $100–$200/sqm installed • Ultra-modern appearance, zero maintenance (factory finish), excellent weather resistance • Popular for accent elements — garage doors, upper-floor feature panels, entry surrounds
**Timber-look cladding (composite or aluminium):** • Products like Futurewood, NewTechWood, or Knotwood offer the warmth of timber without the maintenance • Cost: $120–$220/sqm installed • Requires minimal maintenance, won't rot or warp • Popular as feature element against render or brick
**Natural timber cladding:** • Western red cedar, spotted gum, or blackbutt • Cost: $150–$280/sqm installed • Beautiful but requires oiling/staining every 2–3 years or will grey naturally • Not compliant with BAL–29+ unless protected by non-combustible wall behind • Best used in sheltered areas or as accent features
**Cost comparison for typical two-storey home (200sqm facade area):** | Material | Cost range | Maintenance | |---------|-----------|-------------| | Rendered masonry | $14,000–$24,000 | Repaint every 7–15 years | | Face brick | $18,000–$40,000 | None (zero) | | Fibre cement | $16,000–$28,000 | Repaint every 7–15 years | | Metal cladding | $20,000–$40,000 | None (factory finish) | | Timber-look composite | $24,000–$44,000 | Minimal cleaning | | Natural timber | $30,000–$56,000 | Oil/stain every 2–3 years |
Buildana's Facade Design Approach
At Buildana, we rarely recommend a single facade material for the entire home. Instead, our design team creates facade compositions that combine materials for visual interest, cost efficiency, and practical performance:
**Typical Buildana facade combination for a mid-range custom home:** • Ground floor: rendered masonry in a neutral tone (60% of facade area) • Upper floor: fibre cement weatherboard or panel in a complementary colour (25%) • Feature element: face brick, metal cladding, or stone veneer on the entry pier or garage surrounds (15%)
This three-material approach creates depth, shadow lines, and visual hierarchy — making your home look custom-designed rather than project-standard — while keeping the majority of the facade in cost-effective rendered masonry.
**Popular Buildana facade palettes (2026):** • **Modern minimal**: White render + charcoal fibre cement + timber-look composite entry feature • **Contemporary classic**: Light grey render + dark face brick ground floor + metal cladding accents • **Coastal contemporary**: White render + pale blue-grey weatherboard + natural stone entry • **Industrial modern**: Off-white render + standing seam metal in Monument (dark grey) + exposed concrete elements • **Warm modern**: Warm white render + honey-toned timber-look cladding + sandstone feature pier
Every Buildana home includes a full facade design with material specification, colour schedule, and 3D renders before construction begins.
