Once lock-up is achieved, your building is weather-tight — internal trades can begin in a controlled environment, keeping your project on track regardless of weather. Lock-up is also a key progress payment milestone under NSW building contracts (typically 35% of contract value).

Concrete Slab
The slab is your home's foundation — and its design is driven by soil classification. Two main types are used across Western Sydney:
Waffle Pod Slab
Used on reactive clay sites (Class M/H). Polystyrene pods create a grid of concrete beams that accommodates ground movement. The most common slab type in Western Sydney.
Conventional Reinforced Slab
Used on stable sites (Class A/S). Traditional concrete slab with steel reinforcement mesh. Less common in Western Sydney but appropriate where soil conditions allow.
Both include: reinforcement, plumbing rough-in, vapour barrier, and engineering certification. Soil classification drives the choice — your geotech report determines which type your site needs.

From Frame to Weatherproof Shell
Windows & Glazing
BASIX glazing requirements (U-value and SHGC ratings) determine frame type and glass specification. Aluminium frames are most common in Western Sydney. NCC mandates minimum natural light to habitable rooms. Double glazing improves thermal performance but adds cost.
External Cladding & Facade
Brick veneer is the most common system in Western Sydney, followed by full brick, render, Colorbond, and architectural cladding. Post-Grenfell NCC changes have tightened fire rating requirements for all external cladding systems.
Frame Inspection
Mandatory certifier inspection after frame is complete but before internal cladding. The certifier checks structural compliance, bracing, tie-downs, and window/door openings against engineering drawings. If anything doesn't pass, it must be rectified before proceeding.
Lock-Up Milestone
Lock-up means the building is weatherproof — roof on, windows in, external cladding complete. Typical timing: 8–14 weeks from slab pour. A progress payment is due at lock-up stage as per the building contract.

Footings excavated per structural engineer's specifications. Footing inspection by certifier before concrete pour. Reinforcement placed and tied.
⏱Slab type as per geotech and structural engineer (waffle pod, raft, or suspended). Concrete poured, vibrated, and finished. Curing period before framing.
⏱Wall and roof frames erected — timber or steel as specified. Bracing, tie-downs, and connections installed per engineering. Frame inspection by certifier.
⏱Roof sheeting (Colorbond or tiles), sarking, flashing, and guttering installed. Building is now protected from weather above.
