Quick Answer
A custom home in Paddington costs $450,000–$1,200,000+ depending on size and specification. Single storey from $450K, double storey from $650K. Buildana manages design, Woollahra Municipal Council approvals and fixed-price construction.
Custom Homes Designed for Paddington
Hire a custom home builder in Paddington and you are almost never building a freestanding house. You are rebuilding a Victorian terrace. The suburb is the densest run of heritage terraces in Sydney, 150 to 350m² blocks of cast-iron lacework and sandstone semis, and Heritage Conservation Areas cover essentially every street. The word custom here means a full contemporary rebuild behind a retained facade, not a knockdown.
That is not a limitation once you understand it. A Paddington terrace done properly keeps the street frontage the neighbourhood loves and rebuilds everything behind it into a modern home, usually with a basement dug into the sandstone and a light-filled rear that the original terrace never had. The heritage face stays. The living behind it changes completely.
The controls are strict and the block is tight, so this is precision work. Party walls shared with both neighbours, laneway access at the rear on many blocks, sandstone to excavate for any basement, and a Council that reads every application against the conservation area. There is no room for a loose approach on a Paddington site. Millimetres and heritage detailing both matter.
What I would check first here: whether your terrace is a contributory building, what the rear and laneway allow, and how deep the sandstone runs if you want a basement. Those decide what is possible before an architect starts. On a 180m² heritage block, the constraints are the design.
We build these carefully, in fixed-price contracts, licence HBL 487805C, scope on contract day equals scope at handover. If you have bought a Paddington terrace or you are weighing one up, send us the address and we will tell you honestly what can be kept, what can be rebuilt, and what Council will wear.
Buildana's design-and-construct service covers everything — from initial design brief and land assessment through to council approval and fixed-price construction. One builder, one contract, one point of contact.

In Paddington, custom means rebuilding a terrace
The freestanding custom home most people picture does not exist in Paddington. The lots are terrace-width, 150 to 350m², and the whole suburb is heritage. So the real work is a facade-retained rebuild: keep the Victorian street front that makes Paddington what it is, and rebuild the rest into a modern home behind it.
Done well, this is the best of both. You keep the lacework and the streetscape, and you gain an open, light rear and often a basement level that the original two-room-deep terrace never dreamed of. The skill is joining old and new so the seam does not show and the heritage face still reads as genuine.
Tight blocks, party walls and sandstone basements
A Paddington build is constrained on every side. You share party walls with the terraces either side, so the works have to protect them. Access is often only through the front or a rear laneway, which shapes how material even gets to site. And if you want the basement that makes these homes work, you are excavating sandstone between two neighbours, which is careful, engineered work.
None of this is a reason to avoid it. It is the reason to use a builder who has done it. The margin for error on a heritage terrace between two others is small, and the cost of getting the party-wall or excavation approach wrong is not the kind of surprise anyone wants mid-build.
Getting a Paddington terrace through Council
Woollahra reads Paddington applications hard against the conservation area, and the detail matters: how the facade is retained, how the new rear presents, how any upper addition sits behind the parapet so it stays hidden from the street. We design to those tests from the start rather than arguing them later.
Bring us the address and we will tell you whether your terrace is contributory, what the rear and any laneway allow, and how deep a basement can realistically go. On a Paddington block the honest answer to those questions is the whole project. We will give it to you straight.

How It Works
From First Call to Final Key
We start at the kerb. Before a single sketch, we stand on your Paddington block and work out what the land wants — sun path, slope, views, neighbours, the R2 Low envelope we've got to design inside. That walk determines almost every decision that follows.
⏱Design happens in layers. First the plan — where the kitchen is, how the bedrooms stack, what the morning routine looks like. Then the envelope — roof pitch, eave depth, window sizes matched to the Paddington climate. Then the finishes. Nothing gets drawn without a reason you can point to.
⏱Documentation is the unglamorous part, but it's where most projects go wrong. Engineering for Class M soil, BASIX 2025, Woollahra Municipal Council drawings, hydraulics, stormwater. We stage it so the certifier approves the first time — not the fourth.
⏱Then we build. Programme in hand, trades booked, material orders placed weeks before they're needed so nothing waits on delivery. Weekly update, monthly milestone walk, defects fixed as we go rather than collected at the end.
⏱Quality Promise
Paddington custom home construction done properly: design tailored to your block, compliance handled, pricing locked in before we start.
