Where a block does qualify, the ground is moderately to highly reactive clay, so footings and the slab are engineered to suit across both dwellings, and the modern stock is past the asbestos era, so demolition is clean. At a $800K to $1.0M market on lots this size, the land area is the constraint you meet first.
