I'll be honest about a granny flat in Birchgrove: on most blocks it won't work. This small peninsular suburb on the northern tip of Balmain is Victorian terraces, Federation cottages and sandstone workers' cottages on very tight 150 to 400m² blocks, with Heritage Conservation Areas covering virtually the entire suburb — so the tight, heritage-blanketed majority of sites can't take a detached secondary dwelling.
Where there's any prospect, it's a rarer freestanding house on one of the larger lots, clearing 450m² with genuine room, via a carefully argued DA for a discreet studio — and even then the sandstone and harbour fall to Long Nose Point mean serious engineering. On the terrace stock, the scope is restoration and rear additions.
The ground is Hawkesbury Sandstone with substantial fall to the harbour, and the Foreshore Building Line restricts water-facing sites. Any build is engineered off a real geotech. The old stock can carry fibro, so a licensed asbestos strip-out leads where any demolition is involved.
