Heritage core sets the process

The Freshwater village is a Heritage Conservation Area, so if your block sits in it a second dwelling is generally a DA rather than a fast-track, with a design that sits comfortably behind the original house. It's more process, but the village character is exactly why people build here, so it's worth doing sympathetically.

Set back from the core, on the wider residential streets, the 450 to 800m² blocks are workable and the build is more standard.

Beach and bedrock

On the direct beachfront the coastal hazard zone applies and salt air means corrosion-rated fixings and a salt-tolerant façade — build it once, properly, because cheap fixings rust out fast this close to the sea.
