Gledswood Hills is a premium master-planned new-release suburb — 350 to 550m² blocks, contemporary homes from the 2010s, strong amenities and a family-heavy demographic. Granny flats work on the larger blocks here, but the newer, tighter lots mean block size does a lot of the deciding.

On the blocks up near 550m² there's usually room for a proper second dwelling. On the tighter ones nearer 350m², once you count the modern house, setbacks and separation, the space left can be marginal — so I lean on the survey rather than a hopeful sketch.

The ground is Wianamatta Shale, reactive, so the slab is engineered off a geotech. Nothing unusual for the corridor, just done properly.

On the larger Gledswood Hills blocks near 550m², a second dwelling fits comfortably with its own yard. On the tighter 350m² lots, the modern house already takes a big share, and once setbacks and separation are added, the space left can be marginal.
