Around the station and Forest Road it's R3 and R4 high-rise territory — wrong place for a detached second dwelling. Hurstville's CBD is high-rise apartment land, and a granny flat on R3 or R4 there is the wrong tool — that land earns more redeveloped. On the R2 side streets a second dwelling is exactly right, and with the station, Westfield and Hurstville Hospital close, the rental demand is strong.

I check the zoning before anything else, because the right answer in Hurstville genuinely swings on which block you're standing on.

Interface ground, tested first

Hurstville sits on the shale-sandstone interface, so the ground varies — some blocks are reactive clay, others hit rock. I get a geotech done and design the footing to suit, so if there's rock it's in the number rather than a mid-build surprise.
