Start at the back gate

The most useful renovation I do on the beaches is often the least glamorous: an outdoor shower beside the side path, plumbed hot and cold, draining properly, screened for privacy. Rinse the sand off before it crosses the threshold.

Then the entry. A laundry that doubles as a mudroom, with a tiled floor on a fall to a waste, hooks for wetsuits, a bench to drop bags and a door straight to the yard. Boards live outside under cover. Nothing wet goes through the living room.

Finishes that survive salt and sand

Salt air eats cheap hardware. Hinges, handles, window winders and screen fixings should be 316 stainless, or aluminium with a coating rated for marine exposure. Galvanised nails in outdoor timber will bleed rust stains within a year.

Floors take the abrasion. Porcelain tile in the high-traffic zones, engineered timber with a hard finish in living areas, and nothing that shows every grain of sand. Grout colour matters more than people think.

Moisture never leaves a beach house. Every bathroom, laundry and kitchen needs extraction ducted outside, and wardrobes on external walls benefit from ventilation so clothes don't smell of mould by March.
