1. Fixed costs don't scale linearly — a kitchen costs $35k–$60k whether the house is 150sqm or 250sqm. Spread over a small house it inflates per-sqm. Spread over a large house it deflates per-sqm.

2. Site costs vary wildly — a flat dry block in Cabramatta might add $30k. A sloping flood-adjacent block in Moorebank might add $90k. Per-sqm hides this.
