A Complying Development Certificate is a fast-track building approval issued by a private certifier — not council. If your project meets every SEPP standard, approval is issued in 10–15 business days with no neighbour notification.

How long does a DA take in NSW?

3–12 months depending on council, project complexity, and whether additional information is requested. Straightforward residential DAs in Western Sydney typically take 3–6 months.

Do I need council approval for a granny flat?

Yes — but most granny flats qualify for CDC (fast-track through private certifier, 10–15 business days). No DA through council is needed if the granny flat meets all SEPP (Housing) 2021 standards.
