Heritage rules almost every block

Conservation Areas cover virtually the whole suburb, so on most Balmain blocks a clean knockdown is off the table. The realistic project is a full custom rework behind a retained facade, or a ground-up home on one of the rare non-contributory sites. We say that plainly so you do not buy a plan that cannot happen.

Where the block is near the water, the Foreshore Building Line adds another control on what can be built and how close to the harbour. We check both before design.
