That is the price of the address, and it belongs in the numbers from the first meeting.

What I would check first on a Point Piper block: the heritage listing, the Foreshore Building Line, and how the fall and the rock shape what can actually sit on the waterline. Those three decide the envelope before an architect draws anything. On a site worth what these are worth, guessing is the one thing you cannot afford.

The harbour frontage is the brief, and the constraint

People buy in Point Piper for the water, so the house has to earn that frontage. The north fall to the harbour is where the living areas and the glazing belong, and the design lives or dies on how it steps down the block toward the water. Get the level changes and the sight lines right and the house feels inevitable. Get them wrong and you have paid harbourfront money for a home that looks the other way.

The catch is the Foreshore Building Line. It controls how close to the water you can build, and on these blocks it often sits well up the slope, which changes everything about where the house can go. We map it against your title before design starts, because there is no point drawing a plan the line will not allow.

Rock, retaining and marine-grade reality

Building on sandstone that falls to salt water is its own discipline. Expect rock excavation and anchoring, suspended slabs where the ground drops away, substantial retaining, and materials specified to survive a marine environment for decades. None of that is optional and none of it is cheap. It is simply what a Point Piper waterfront build is.

The reason to know all of this on day one is simple. On a site at this level the engineering is a large, real number, and it needs to sit in the budget from the start, not appear as a shock at excavation.
