The mixed heritage and post-war stock sits on 500 to 700m² blocks, so those clearing Liverpool's 600m² dual-occupancy minimum suit a Torrens-title duplex, while R3 and R4 zoning through parts of the centre opens higher yields on the right block. Note the Edmondson Park precinct runs a lower 400m² minimum, so the number depends on where in the LGA you sit.

Know your precinct minimum in Liverpool

Liverpool is not one number across the whole LGA. Most of it runs a 600m² dual-occupancy minimum, but the Edmondson Park precinct sits at 400m², which materially changes what a smaller block can carry. So the first thing I do is establish which precinct your block falls in, because it decides whether your parcel qualifies at all.

As a major growth centre with heavy infrastructure investment, Liverpool supports strong tenant demand for both dwellings of a duplex, and on R3 or R4 blocks near the centre a higher-density yield can beat a duplex outright. I run those numbers so you choose on return.
