The rock and the fall do the pricing

On a sloping Clareville block the substructure is the big variable. Where the sandstone sits shallow, you're into rock excavation to get a footing in; where the fall is steep, the flat may need to step down the site or sit on piers. That's why I get a geotech bore before I commit to a number — guessing the rock here is how builders blow a budget.

The upside of the fall is the outlook. Placed well, a second dwelling on a Clareville block can capture the water view without crowding the main house, which is exactly what makes it worth doing at this level.

Waterfront and bushland rules

If your block fronts Pittwater, the Foreshore Building Line keeps building back from the water and there may be a referral in the mix. It constrains siting rather than ruling the flat out — it just has to be planned from the start.
