Clareville Granny Flat Construction — Fixed Price
Clareville is calm-water Pittwater country — big 600 to 1,500m² blocks falling toward the beach, premium homes, and sandstone underneath most of them. A granny flat here is almost never a yield play; at these values it's about a considered addition — a studio, guest quarters, somewhere for family with a real outlook over the water.
The two things that shape the job are the fall and the rock. Steep sandstone blocks mean the second dwelling often sits on a stepped or suspended footing, and there's usually rock to cut. I get a bore done early so the excavation and the substructure are in the number, not a mid-build shock.
On the direct waterfront the Foreshore Building Line sets how close to Pittwater anything can go, and bushland-fringe lots carry a real bushfire rating that the design has to meet under the RFS requirements.
I build these to the standard the street expects — fixed price with the rock, the fall and the foreshore all worked out first. Licence HBL 487805C.
Buildana manages the full granny flat process in Clareville — from site assessment and CDC fast-track approval through to fixed-price construction and handover. We build studio, 1-bedroom, and 2-bedroom designs up to the NSW maximum of 60m².

The rock and the fall do the pricing
On a sloping Clareville block the substructure is the big variable. Where the sandstone sits shallow, you're into rock excavation to get a footing in; where the fall is steep, the flat may need to step down the site or sit on piers. That's why I get a geotech bore before I commit to a number — guessing the rock here is how builders blow a budget.
The upside of the fall is the outlook. Placed well, a second dwelling on a Clareville block can capture the water view without crowding the main house, which is exactly what makes it worth doing at this level.
Waterfront and bushland rules
If your block fronts Pittwater, the Foreshore Building Line keeps building back from the water and there may be a referral in the mix. It constrains siting rather than ruling the flat out — it just has to be planned from the start.
Bushland-fringe lots carry a bushfire rating, sometimes a serious one, so the dwelling is designed to its BAL under the RFS requirements. I check the mapping before I quote so both the foreshore and the bushfire detail are priced in.

How It Works
From First Call to Final Key
Site visit to your Clareville block to check feasibility — lot dimensions, sewer and stormwater locations, driveway access, and Northern Beaches Council's setback and landscape requirements. Written feasibility report within 3 business days.
⏱Design pulls from a library of plans we've refined over years of Clareville-area builds, then adapts to your specific block constraints. Faster than starting from scratch, better than buying a stock plan that doesn't suit the site.
⏱Most Clareville granny flats qualify for CDC — faster and simpler than DA. Buildana prepares all documentation, lodges with the certifier, and obtains the Construction Certificate. Typical turnaround: 2–3 weeks.
⏱Construction in your back yard means coordinating site access, material delivery, and trade movement around the existing house. Buildana plans the build to keep main-house disruption to a few hours per week, not constant noise and dust.
⏱Final inspection, Occupation Certificate, keys, and maintenance guide. Ready for tenants or family. Rental potential: $620–$900/week (beach proximity + Northern Beaches Hospital staff demand drives premium) per week.
⏱Quality Promise
We build Clareville granny flats that hit the NSW 60m² maximum cleanly. Engineered slab, separate meter, rental-ready at handover.
