Elanora Heights Granny Flat Construction — Fixed Price
Elanora Heights sits up above Narrabeen Lagoon in the bush, and that setting shapes the whole job — big 600 to 1,200m² blocks with views, but a real bushfire rating and deep sandstone to deal with. A granny flat here is very doable, it just has to be designed for the site rather than dropped on it.
Most of these blocks back onto bushland, so the bushfire rating runs anywhere from BAL-19 up to Flame Zone on the direct edge. The second dwelling is designed to meet the RFS requirements for whatever rating applies — construction detailing, defendable space, sometimes a water supply.
The sandstone here can be deep, so rock excavation is often a bigger line than in the flatter suburbs — I've seen it run $50,000 to $130,000 on these blocks, so I get a bore done and put a real number in rather than a guess.
Fixed price with the bushfire and the rock both worked out first. Licence HBL 487805C.

Bushfire shapes the design
Backing onto bushland means a bushfire rating, and on the direct edge it can be a serious one. That drives the construction — the materials, the glazing, the defendable space around the flat — all designed to the RFS requirements. It's not a barrier, but it's real cost and it shapes where the flat can sit, so I map it before I quote.
The payoff for the bush setting is the outlook. On these elevated blocks a well-placed second dwelling can take in the lagoon or the ocean, which makes it worth building properly.
Deep sandstone, real numbers
The rock up here can sit deep, so excavation is often a heavier cost than the flatter beach suburbs — $50,000 to $130,000 is a fair range on these blocks. That's exactly why I get a geotech bore first: the rock is the number most likely to move, and I want it fixed before you commit.
Once the bushfire rating and the rock are known, the rest is a clean build on a generous block.

How It Works
From First Call to Final Key
Site visit to your Elanora Heights block to check feasibility — lot dimensions, sewer and stormwater locations, driveway access, and Northern Beaches Council's setback and landscape requirements. Written feasibility report within 3 business days.
⏱Design pulls from a library of plans we've refined over years of Elanora Heights-area builds, then adapts to your specific block constraints. Faster than starting from scratch, better than buying a stock plan that doesn't suit the site.
⏱Most Elanora Heights granny flats qualify for CDC — faster and simpler than DA. Buildana prepares all documentation, lodges with the certifier, and obtains the Construction Certificate. Typical turnaround: 2–3 weeks.
⏱Construction in your back yard means coordinating site access, material delivery, and trade movement around the existing house. Buildana plans the build to keep main-house disruption to a few hours per week, not constant noise and dust.
⏱Final inspection, Occupation Certificate, keys, and maintenance guide. Ready for tenants or family. Rental potential: $620–$900/week (beach proximity + Northern Beaches Hospital staff demand drives premium) per week.
