The blocks run 450 to 800m², with Heritage Conservation Areas across the older streets that push a build onto the DA path. Away from the heritage streets it's more standard.

Two soil stories run through Narrabeen: Hawkesbury Sandstone on the higher ground, meaning rock excavation, and coastal acid sulphate soils on the lagoon-edge lots, meaning the footing has to be designed so it doesn't disturb and acidify the soil. I test for whichever applies.

Which edge decides the build

On the direct beachfront the coastal hazard zone has a say, and salt air pushes the material spec up. On the lagoon margin the issue is acid sulphate soils. Inland, away from both, it's a much more standard build on a good-sized block. So the first thing I do is work out which edge your block is near.

Heritage Conservation Area streets add a DA step with a sympathetic design — more process, still very doable.

Rock or acid soils, depending on where

On the higher ground it's sandstone, so rock excavation is the variable — I get a bore and price it in. On the lagoon-edge lots it's acid sulphate soils, so the footing is designed to avoid disturbing and acidifying the ground, with a management approach where it's flagged.

Either way I test for what your specific block has rather than assuming, which is what keeps the fixed price honest. A flat here lets well off the B-Line, though I won't quote a rent I can't back.
