I'll be straight about it — the runway approach is the thing that makes Kyeemagh different. A habitable second dwelling this close needs acoustic treatment to meet the internal noise levels: upgraded glazing, sealed construction, sometimes mechanical ventilation so it still performs with the windows shut. It's doable, it's just a real line in the budget, and I'd rather you see it up front than find it at DA stage.

Because the land is Botany Sands sitting on a high water table, the footing is engineered for sand — that's a geotech call, not a guess. I get the report first, design the slab or piers to suit, and lock the number so it holds.

What actually gets built and what it's worth

On the standard 400 to 700m² block there's room for a proper one or two-bedroom secondary dwelling with its own yard. Close to the Cooks River foreshore the site controls tighten, so I check the mapping before promising anything.

As a rental it holds up — this is a short hop to the airport and to Rockdale, so the tenant pool is steady. I'd just never quote you a weekly figure I can't stand behind; a well-built, well-insulated flat here lets reliably.
