A site that generally behaves
Compared with a lot of Bayside, Monterey is easy going. The 450 to 700m² blocks clear the 450m² Housing SEPP threshold comfortably, the sandy ground is predictable once it's tested, and there's usually room to give the second dwelling its own yard and access.
Closer to The Grand Parade the zoning lifts to R3 and the controls change, so I check where your block sits before I promise a layout. On the standard residential streets it's a clean run.
The flight-path detail, and what it lets for
The acoustic glazing is the one non-negotiable near the airport — habitable rooms have to hit the internal noise target, so the windows and the wall build-up get specified for it. I cost that in the base price.
As a rental, a tidy flat a short walk from the bay and a quick run to Rockdale lets steadily. I won't quote you a weekly rent I can't back, but the demand here is reliable.
