Turrella is a small, quiet rail suburb tucked between Arncliffe and Bardwell Park, and it's a solid granny flat proposition — you've got the station right in the suburb, blocks of 400 to 650m², and inter-war and post-war stock with usable backyards. The commuter rental demand off the T4 line does real work here.

The site detail to watch is the Wolli Creek valley. Blocks that fall toward the creek pick up riparian setbacks — a buffer to the waterway that limits how close a second dwelling can go — and the ground shifts from shale to sandstone outcrops on that fall, so some sites need a bit of rock work.

You're also still under the airport flight path, so habitable rooms in the flat get acoustic glazing to meet the internal noise levels. I cost that in from the start.

The Wolli Creek fall matters

If your block slopes toward Wolli Creek, expect a riparian setback — a protected buffer to the waterway that the second dwelling has to sit behind. That shapes the siting more than anything else on those blocks, so I check the mapping before I promise a layout.

On that same fall the ground turns from shale to sandstone outcrop, which can mean some rock excavation for the footing. It's priced off a geotech, not guessed, so if there's rock it's in the number rather than a nasty mid-build surprise.

A genuinely good rental suburb

Having the station in the suburb is the draw. A tidy one or two-bedroom flat here lets steadily to commuters — I won't quote a weekly figure I can't back, but the demand off the T4 line is reliable.

The flight-path glazing on habitable rooms is the one fixed cost near the airport, and it's in the base quote. Everything else is a fairly standard build on the flatter blocks.
