Home Renovations in Parklea: Refresh or Replace a 90s Home?
Dated isn't the same as broken. Price them differently.
Most Parklea houses went up in the 1990s and 2000s. Their bones are fine; the finishes shout their age. Before ripping everything out, it's worth knowing which rooms need a refresh, which need rebuilding, and where the money actually changes how the house feels.

Kitchens: carcass first, then decide
Open the cupboards. If the carcasses are dry, square and the hinges still hold, the kitchen is a refresh candidate: new doors and panels, a new benchtop, new handles, a modern sink and tapware, updated appliances and LED lighting under the wall cabinets.
If the sink cabinet has swollen from years of slow leaks, the layout doesn't work, or you want an island where there's a wall, replace it. A new mid-range kitchen, plumbing and electrical in, is $19,500 to $22,000 on Rawlinsons' Sydney schedule.

A new door on a sound cabinet costs a fraction of a new cabinet. Nobody can tell the difference.
Bathrooms: the one room you can't just refresh
Bathrooms from the 1990s often look fine and leak quietly. Grout cracks, a shower base drops, the membrane under the tiles gives up. The signs: stained skirting outside the bathroom, a musty smell, loose floor tiles.
If the waterproofing has failed, re-grouting or tiling over the top only hides it. A proper rebuild strips back to the frame, replaces the membrane and starts again, which is why a medium-standard bathroom in Sydney is listed at $23,500 to $26,500 in Rawlinsons. Where the shower is sound, new vanity, tapware, mirror and lighting can modernise it without touching the tiles.

Floors. Replacing worn carpet and 1990s tiles across the living areas with continuous hybrid or engineered timber flooring makes the whole house read as one space.
Lighting. Swapping old halogen downlights for LEDs, adding pendants over the island and dimmers in living areas changes the mood at night, and cuts power use.
Paint and doors. A full repaint in lighter tones, new internal door handles and a modern front door. Unglamorous. Remarkably effective.
Approvals and budget
Nearly all of this is internal and exempt from approval. Structural changes, such as removing walls to open the kitchen, or anything external, may need a CDC or council's approval first.
Parklea's clay moves a little, and older houses may show hairline cracks around doors. Those are usually cosmetic, but it's worth an inspection before new plaster and paint cover them up.

Yes, if the cabinet carcasses are sound and the layout works. It's one of the most cost-effective upgrades in a 1990s house.
What are the signs a 1990s shower is leaking?
Look for stained or swollen skirting outside the bathroom, musty smells, loose tiles and cracked grout near the shower.
Can I tile over my old bathroom tiles?
Sometimes for walls, but not if the waterproofing underneath has failed. Tiling over a leak only hides it.
