The cost per square metre is the most reliable way to budget a duplex build. Based on Rawlinson Australian Construction Handbook data adjusted for 2026 Sydney, duplex construction costs range from $2,195 to $3,375 per sqm depending on construction type and spec level. Rawlinson Rates for Townhouses/Villas — 2026 Adjusted

Rawlinson classifies duplexes under the townhouse/villa construction category. Here are the 2026-adjusted rates for two-storey duplexes (which are the most common configuration in Western Sydney):

Medium standard finish: • Framed construction: $2,020–$2,180/sqm • Brick veneer: $2,195–$2,370/sqm • Full brick: $2,280–$2,455/sqm

High standard finish: • Framed construction: $2,805–$3,025/sqm • Brick veneer: $3,075–$3,315/sqm • Full brick: $3,130–$3,375/sqm

Medium spec duplexes include: standard kitchen with laminate benchtops, ceramic tiles in wet areas, carpet to bedrooms, basic tapware, and standard electrical package. High spec adds: stone benchtops, floor-to-ceiling tiles, premium tapware, upgraded flooring throughout, better insulation, and more electrical/data points.

Note: These per-sqm rates are lower than individual house rates because duplex construction benefits from economies of scale — shared site establishment, party wall efficiency, and bulk material purchasing.

Per-sqm Rates — What Is Included

The Rawlinson per-sqm rate covers both dwellings' internal and structural elements:

Includes: • Foundation and slab (both dwellings) • External walls — framed, brick veneer, or full brick • Party wall (attached duplex) with acoustic and fire rating • Internal walls and partitions • Roof structure and covering • Windows and external doors (both dwellings) • Internal fit-out — kitchen, bathrooms, laundry, wardrobes per dwelling • Flooring — tiles, carpet, timber or hybrid • Painting — internal and external • Plumbing, drainage, and gas per dwelling • Electrical, data, and TV points per dwelling • Internal staircase (for two-storey duplexes)

Excludes: • Demolition of existing house • Asbestos removal • Site works — retaining walls, rock excavation, fill • External works — driveways, landscaping, fencing per dwelling • Council contributions (Section 7.11/7.12) • Torrens title subdivision costs • Air conditioning (except where noted in high/prestige)

Updated duplex per-sqm rates for May 2026, using the latest Rawlinson 2026 Sydney benchmarks calibrated against the last 18 Buildana priced duplex projects across our five Western Sydney LGAs:

Two-storey duplex (most common in our service area): • Medium spec, framed construction: $2,115–$2,275/sqm • Medium spec, brick veneer: $2,295–$2,475/sqm • Medium spec, full brick: $2,385–$2,565/sqm • High spec, framed construction: $2,925–$3,160/sqm • High spec, brick veneer: $3,215–$3,465/sqm • High spec, full brick: $3,275–$3,525/sqm

Single-storey duplex (less common, typically on wider 18m+ frontages): • Medium spec, brick veneer: $2,205–$2,385/sqm • High spec, brick veneer: $3,095–$3,335/sqm

The single-storey rate is lower per-sqm because there's no first floor, no internal staircase carve-out, and simpler structural detailing — but you need a wider block to make the same total floor area work, which usually inverts the land-cost economics.

Where rates move materially on a real project: • Reactive clay → Class M or H1 footings: +$80–$140/sqm uplift across the building. • Sloping site → suspended slab to lower floor: +$150–$300/sqm uplift on the affected floor. • Architectural facade with multiple materials: +$60–$120/sqm uplift. • Specifying stone benchtops, floor-to-ceiling tiling and premium tapware on a medium spec contract: +$120–$200/sqm — effectively halfway between medium and high.
