Quick Answer

A knockdown rebuild in Haberfield costs $450,000–$1,200,000+. Standard single-storey from $450K, two-storey from $650K. Buildana manages demolition, Inner West Council approvals, and construction under one fixed-price contract.

Haberfield KDR — Single Contract, New Home

I will be straight with you: Haberfield is not a knockdown rebuild suburb, full stop. This is the Federation 'Garden Suburb', and almost the entire suburb is a single Heritage Conservation Area protecting its Federation Queen Anne villas and bungalows. Demolition is precluded across virtually the whole suburb, so a knockdown rebuild has essentially no path here, and I would rather tell you that plainly than take your feasibility fee.

What Haberfield rewards, and genuinely commands a premium for, is a Federation villa restoration that restores the significant period home to its best, with sympathetic modern updates where the controls allow. That is the dominant and correct scope across the whole suburb.

What I check first on your Haberfield property: the Heritage Conservation Area listing, which confirms the realistic path is a restoration rather than a rebuild.

We build and restore fixed-price, licence HBL 487805C. If you were thinking knockdown, let me show you why a Federation restoration is the right and only real play.

Buildana manages the complete knockdown rebuild process in Haberfield — from site assessment and architectural design through to DA or CDC approval, demolition management, and fixed-price construction to handover. One builder, one contract, one new home.

Why a knockdown does not work in Haberfield

Haberfield is the original Federation Garden Suburb, and almost the entire suburb is a single Heritage Conservation Area protecting its Federation Queen Anne villas and bungalows. Demolishing one is precluded across virtually the whole suburb, so a knockdown rebuild has essentially no path here. This is not a grey area, it is one of the most comprehensively heritage-protected suburbs in Sydney.

I would rather tell you that plainly than draw plans that will never be approved. If a builder is offering you a Haberfield knockdown, they have not understood the Garden Suburb HCA.

Federation restoration is the play

What Haberfield rewards, and commands a real premium for, is a Federation villa restoration: restoring the significant period home, the leadlight, joinery, tessellated tiling and the garden setting, with sympathetic modern updates where the controls allow. That is the dominant and correct scope across the whole suburb, and it is where the value genuinely sits. I would rather restore you a landmark Federation home than pursue a knockdown that cannot happen.

How It Works

From First Call to Final Key

On-site assessment covers block measurements, soil conditions (Class M), tree preservation checks, service locations, and asbestos identification on your 1900s–1920s (Federation Queen Anne dominant)-era home. Clear feasibility report before you commit.

Approval pathway gets locked at design stage based on FSR, height, setbacks, and any overlays. Most Haberfield KDRs go CDC for speed; we use DA when the design wants to push past complying development limits.

Existing home demolished by licensed contractors. Asbestos removed and disposed of to EPA standards.

Construction starts the week demolition finishes — no idle site, no momentum lost. Slab pour usually within the first month, frame stand soon after.

Final inspection, Occupation Certificate, 6-year structural warranty, keys, and maintenance guide. Services reconnected.

Quality Promise

Every Buildana knockdown rebuild in Haberfield is delivered under a fixed-price contract — site assessment through to defect-free handover.
