Quick Answer

A custom home in Hunters Hill costs $450,000–$1,200,000+ depending on size and specification. Single storey from $450K, double storey from $650K. Buildana manages design, Hunters Hill Council approvals and fixed-price construction.

Custom Homes Designed for Hunters Hill

A custom home builder in Hunters Hill has to start by accepting what the suburb is. This is one of the most heritage-protected places in Sydney, a sandstone peninsula between the Lane Cove and Parramatta Rivers where Conservation Areas cover virtually the entire suburb. Most of what happens here is careful restoration and sympathetic addition, not knockdown and rebuild. New builds are the exception, and they are tightly controlled.

That is not a reason to walk away. It is a reason to be precise. The Victorian and Federation sandstone mansions on these 600 to 1,500m² blocks are the reason people want to be here, and Council's job is to keep them. So the real question on any Hunters Hill site is whether it is a rare non-contributory block that allows a new home, or a heritage house that should be restored and extended instead.

The ground is sandstone and the peninsula falls to the two rivers, so deep rock excavation is typical and the Foreshore Building Line governs anything near the water. This is expensive, exacting building on land held very tightly, and it rewards a builder who has worked inside these controls before.

What I would check first on a Hunters Hill block: whether it is contributory heritage, how deep the rock runs, and where the Foreshore Building Line sits if the block touches the water. Those three decide whether a new home is even possible before an architect is engaged.

We build and restore here to the standard the suburb demands. Fixed-price, licence HBL 487805C, the scope on contract day is the scope at handover. Send us the address and we will tell you honestly whether it is a restoration, an extension or one of the rare new-build sites.

Buildana's design-and-construct service covers everything — from initial design brief and land assessment through to council approval and fixed-price construction. One builder, one contract, one point of contact.

Most Hunters Hill projects are restore, not rebuild

The honest starting point here is that Conservation Areas cover almost the whole suburb, and Council's default is retention. So the majority of what we do in Hunters Hill is heritage restoration and sympathetic addition, keeping the sandstone Victorian and Federation homes and bringing the living behind them into the present.

A ground-up new home is possible only on the rare non-contributory block. If that is your site, good, and we will build it. If it is not, the right and more valuable move is almost always to restore the house you have and extend it well. We tell you which category your address is in before anything else.

Sandstone, deep rock and the Foreshore line

Hunters Hill is sandstone to the core, and the peninsula falls to the Lane Cove and Parramatta Rivers, so deep rock excavation is normal on any substantial work, whether new build or a basement under an extension. It is exacting and it is costly, and it belongs in the budget from the first conversation.

If the block touches the water, the Foreshore Building Line controls how close you can build, and it shapes the whole approach. We map it against your title early. On land held as tightly as this, the engineering and the controls are most of the risk, so we surface them first.

Working inside near-total heritage

Building or restoring in Hunters Hill means working with Council's heritage expectations rather than against them, and the detail is everything: how a sandstone facade is conserved, how new work sits behind it, how any addition respects the roof form and the streetscape. This is patient, skilled work, and the approval rewards getting it right the first time.

Send us the address and we will tell you honestly whether it is a restoration, an extension, or one of the rare new-build sites, what the rock and foreshore rules mean for it, and what a project of this calibre costs. If the site calls for restoration over rebuild, we will say so.

How It Works

From First Call to Final Key

Book a free consultation at our Western Sydney showroom or on your Hunters Hill block. We assess the site, walk through your brief, and outline a realistic budget and timeline. No obligation, no sales pressure.

We design for Hunters Hill's climate and your 500–1,200m² (premium Federation/Victorian/inter-war heritage predominant); 800–2,000m²+ harbour-front (Woolwich/Hunters Hill peninsula tip) block: cross-ventilation, eaves sized for summer sun angles, living rooms positioned for winter light. Functional first, then we work on the aesthetic. Material palette and finishes locked in alongside the plan, not as an afterthought.

Full documentation pack: structural engineering for Class Hawkesbury Sandstone bedrock soil, BASIX Certificate, geotechnical testing, stormwater design, and all drawings Hunters Hill Council and your certifier need. Nothing left to chance.

Approval pathway gets chosen at design stage, not after. CDC is faster but constrains the design envelope; DA gives flexibility but adds time. Buildana flags the trade-off early so you decide which side of that line you want to be on for your Hunters Hill build.

Fixed-price build from engineered slab to keys. Weekly milestone updates from your dedicated project manager. Quality inspections at every stage.

Defect-free handover inspection with you on site. Occupation Certificate, 6-year structural warranty, appliance manuals, maintenance schedule, and the keys to your new Hunters Hill home.
