Quick Answer

A granny flat in Belrose costs $150,000–$300,000+ depending on size and finishes. 1-bed from $150K, 2-bed from $200K. CDC fast-track approval in 10–15 business days. Buildana manages design, Northern Beaches Council approval and fixed-price construction.

Granny Flats Designed for Belrose Blocks

A granny flat builder in Belrose has to price bushfire and rock before anything else. These bushland-fringe blocks run 600 to 1,200m², so clearing the 450m² threshold for a 60m² secondary dwelling is never the issue. The catch is that most Belrose lots carry a BAL rating from 19 up to Flame Zone against Garigal National Park, and the granny flat has to meet that bushfire spec just like the main house.

The RFS Bush Fire Protection Assessment is standard here, and the Hawkesbury Sandstone brings deep rock excavation, typically $50K to $150K, which on a small granny flat footprint is a meaningful share of the cost. Both need pricing from real assessments rather than a guess.

What I check first on your Belrose block: the BAL assessment and its effect on the granny flat spec, the depth to rock, and the asset protection zone against your buildable rear yard. Those decide feasibility and price.

Bushfire spec applies to the granny flat too

People often assume a granny flat escapes the bushfire rules that hit the main house. In Belrose it does not. Most lots carry a BAL rating from 19 to Flame Zone against Garigal National Park, and a 60m² secondary dwelling has to meet the same construction standard: toughened glazing, ember screening and non-combustible cladding scaled to the rating. On a small footprint that spec is a real share of the cost, so it has to be priced from the actual assessment.

The RFS Bush Fire Protection Assessment is standard, and the asset protection zone can constrain where the granny flat sits in the rear yard. I map that before design rather than after.

Rock on a small footprint

The Belrose sandstone brings deep rock excavation, typically $50K to $150K, and on a granny flat that is proportionally a big line because the dwelling itself is small. I would rather have the rock priced from a real geotech than found by the excavator, because it can make or break the yield on a secondary dwelling here. Get the BAL and the rock assessed early and the Belrose granny flat becomes a known quantity.

How It Works

From First Call to Final Key

Granny flats get underestimated. A lot of builders treat them as a kit-home product. We don't. Your Belrose block has a main dwelling, a driveway, service connections, trees, and neighbours — the secondary dwelling gets designed around those realities.

The 60m² SEPP cap is not a suggestion. Every millimetre gets used — kitchen, bathroom, laundry, living, bedroom, storage — with the envelope tuned for Belrose's sun and prevailing breeze. Real rooms, not compromise spaces.

CDC gets lodged through a private certifier the week design locks in. 10–15 business days later, slab starts. The trades sequence tight because the footprint is small — one plumber, one sparkie, one tiler, one programme.

Handover gives you a genuinely rentable second home. Separate meter, independent hot water, standalone bathroom, full kitchen. Ready to lease on handover day, not a 'studio' that needs another $20K of finishing.
