A workable suburb with real demand

Forestville's 600 to 900m² blocks give you room to place a second dwelling properly, and the family demographic here means steady demand for the extra accommodation, whether it's a rental or space for relatives.

Blocks backing Garigal National Park carry a bushfire rating, but generally a manageable one — BAL-12.5 to BAL-29 rather than Flame Zone — so the design adjustments are real but not extreme. I check where your block sits on the mapping.

Rock is the usual variable

The sandstone means rock excavation on most blocks, typically $40,000 to $100,000 depending on depth. I get a bore or probe done so that's a known figure rather than a placeholder that blows out mid-build.

Once the rock and any bushfire detail are settled, it's a straightforward build. A tidy flat here lets steadily off the B-Line corridor, though I won't quote a weekly rent I can't back.
