Blocks that back onto the park carry a bushfire rating, typically BAL-12.5 to BAL-29, so where that applies the second dwelling is designed to the RFS requirements. Manageable, but a real input into the design.

Good blocks, manageable bushfire

The 600 to 900m² blocks here give you room to place a second dwelling with its own access and yard. Where a block backs the national park there's a bushfire rating to meet, but generally a workable one — BAL-12.5 to BAL-29 rather than Flame Zone.

I check the mapping so the bushfire detail is designed in and priced from the outset, not bolted on later.

Rock is the cost to nail down

The sandstone topography means rock excavation on most builds, commonly $40,000 to $120,000 depending on depth. That's the number most likely to move, so I get a geotech bore first and fix it before you commit.
