Quick Answer

A granny flat in Cherrybrook costs $150,000–$300,000+ depending on size and finishes. 1-bed from $150K, 2-bed from $200K. CDC fast-track approval in 10–15 business days. Buildana manages design, Hornsby Shire Council approval and fixed-price construction.

Cherrybrook Granny Flat Construction — Fixed Price

Cherrybrook is the premium master-planned suburb of the shire — 1980s to 2010s brick on 600 to 900m² blocks, with its own Metro station since 2019 and a strong family demographic. That Metro is the standout: a well-built granny flat here has a genuine rental market, and the blocks are big enough to build one properly.

Most blocks have room for a proper second dwelling with its own yard. The ground runs from Wianamatta Shale on the ridge to Hawkesbury Sandstone lower down, so the footing is designed off a geotech for what your block actually has.

Where it's shale it's a reactive-clay slab detail; where it's sandstone there may be rock excavation, commonly $30,000 to $120,000 above standard. I test the ground before I quote.

Fixed price with the soil sorted first. Licence HBL 487805C.

The Metro makes the case

Cherrybrook getting its own Metro station in 2019 changed the rental story here — a well-built flat lets to commuters, not just to people after the space. On 600 to 900m² master-planned blocks there's room to build a proper one or two-bedroom flat.

It's a premium family suburb with a strong school catchment, so the finish matters. I build to match the quality homes around it rather than dropping a cheap box in the yard.

Ridge shale, lower sandstone

Cherrybrook straddles two ground types — Wianamatta Shale on the ridge, Hawkesbury Sandstone lower down — so the footing is designed off a geotech for what your block has. On the shale it's a reactive-clay slab; on the sandstone there may be rock excavation, commonly $30,000 to $120,000 above standard.

Testing the ground first is what keeps the fixed price honest. A tidy flat here lets steadily off the Metro, though I won't quote a weekly figure I can't back.

How It Works

From First Call to Final Key

Granny flats get underestimated. A lot of builders treat them as a kit-home product. We don't. Your Cherrybrook block has a main dwelling, a driveway, service connections, trees, and neighbours — the secondary dwelling gets designed around those realities.

The 60m² SEPP cap is not a suggestion. Every millimetre gets used — kitchen, bathroom, laundry, living, bedroom, storage — with the envelope tuned for Cherrybrook's sun and prevailing breeze. Real rooms, not compromise spaces.

CDC gets lodged through a private certifier the week design locks in. 10–15 business days later, slab starts. The trades sequence tight because the footprint is small — one plumber, one sparkie, one tiler, one programme.

Handover gives you a genuinely rentable second home. Separate meter, independent hot water, standalone bathroom, full kitchen. Ready to lease on handover day, not a 'studio' that needs another $20K of finishing.
