Pennant Hills' 700 to 1,200m² blocks give real room for a proper second dwelling with its own yard. With the station and strong school catchments — Pennant Hills High, Loreto Normanhurst nearby — the demand for a well-built flat is steady, whether for a rental or family.
Where a block sits in a Heritage Conservation Area, the build goes down the DA path with a design that respects the village character. More process, and here it's warranted.
Sandstone rock, tested
The Hawkesbury Sandstone means rock excavation is common — usually $30,000 to $120,000 above a standard substructure — so I get a geotech bore and put the rock in the fixed price rather than hitting it mid-build.
Some bushland-fringe blocks carry a BAL rating too, which I check on the mapping. A tidy flat here lets steadily off the station, though I won't quote a weekly figure I can't back.
