Sensible family blocks

Thornleigh's 600 to 1,000m² blocks give room to build a proper second dwelling with its own yard. With the station, the marketplace and good schools close by, it's a strong family pocket, and a flat here suits either a rental or accommodation for relatives.

Along the Pacific Highway the R3 zoning means some blocks are better redeveloped than granny-flatted. On the R2 streets a second dwelling is the right call. I check the zoning first.

Sandstone rock, tested

The Hawkesbury Sandstone means rock excavation is common — usually $30,000 to $120,000 above a standard substructure — so I get a geotech bore and put the rock in the fixed price rather than guessing.

Some bushland-fringe blocks carry a BAL rating, which I check on the mapping. A tidy flat here lets steadily off the station, though I won't quote a weekly figure I can't back.
