This Pittwater-edge village — the ferry-access hub for Scotland Island and the Western Foreshores — is waterfront cottages, harbour-fall homes and pole houses on 600 to 1,500m² blocks. The land clears the 450m² Housing SEPP threshold, but the constraints here are among the toughest on the Northern Beaches.
There's a lot to resolve. Most bushland lots carry BAL-29 to BAL-FZ bushfire ratings, so the build is designed to the RFS Bushfire Protection Area standard — the highest end. The deep Hawkesbury Sandstone means substantial rock excavation, the Foreshore Building Line applies on direct waterfront, and a Sydney Drinking Water Catchment overlay covers the area — so a full DA is the path, not fast CDC.
Any footing is engineered off a real geotech to suit the deep sandstone and the steep fall. The older stock can carry fibro, so a licensed asbestos strip-out leads where any demolition is involved.
