Bushfire spec applies to the granny flat

People assume a granny flat escapes the bushfire rules that hit the main house. In Hornsby Heights it does not. Most lots carry a BAL rating from 12.5 to Flame Zone against Berowra Valley National Park, and a 60m² secondary dwelling has to meet the same construction standard: toughened glazing, ember screening and non-combustible cladding scaled to the rating. On a small footprint that spec is a real share of the cost.

The 700 to 1,500m² blocks clear the 450m² Housing SEPP threshold many times over, so land size is never the issue. The BAL and the asset protection zone are what shape the build, and I map them before design.

Deep rock on a small footprint

The Hornsby Heights sandstone brings deep rock excavation, and on a 60m² granny flat that rock is proportionally large because the dwelling itself is small. I would rather have it priced from a real geotech than found by the excavator, because it can make or break the yield on a secondary dwelling here.
